What happened with the sale of Bluey’s house?

They had moved out when they got a call and Bluey’s Dad pulled the for sold sticker off the for sale sign and pulled the whole sign out and threw it on the road.

The removalists had taken all their furniture and they were in the car ready to go to their new home.

What happened?

It seemed like everything was going smoothly with the sale, even though there might have been some second thoughts from Bluey’s Mum and the kids.

What the episode seemed to suggest was that the Buyers found a house with a pool, which is what they really wanted, and Bucky the agent was steering them away from.

So it seems that the Heeler family wasn’t the only ones who got cold feet.

While the Heeler family might have been happy with the result, what we don’t see in the episode is what that meant for the Heeler’s (the Sellers) and the Buyers.

For all indications the sale contract was unconditional.  So the Buyers pulling out of the contract, would have put them in breach of the contract.  This meant that the Solicitors for both parties would have got busy and tried to sort this out.

Some very experienced Solicitors have told me that for a sale to go through you need a Seller who wants to sell and a Buyer who wants to buy.  If either of those things are not in place it can make for a sticky situation.

Mostly likely it would have involved the Buyers paying compensation to the Seller’s for any out of pockets that they had as a result of the contract.

Also the Buyer’s would probably be on the hook if the Sellers were not able to sell the property for the same price of the contract, with the Buyers to pay the Sellers the difference between their contract price and the ultimate sale price.

So while this might have been a great Bluey episode, it might be a horror movie if you are a Seller or a Buyer and find yourself in a similar situation.
