Spring Sale Tips

Realestate.com published an article on 4 September 2024 setting out tips to get the best price for your home.

As spring is traditionally the busiest time of year for sellers, these tips are provided to get you to stand out amongst the crowd.

The article states that new home listings across the country has increased 12% on last year which indicates that this year will be no exception.

So here are the tips:

• Presentation – this is the easiest way to stand out above the crowd.  The article recommends sellers spending at least a few weekends sprucing up their home, including rearranging furniture, decluttering, adding greenery, updating fixtures and give the home a fresh lick of paint.
• Price is right – Sellers and Buyers expectations are always at odds in the selling process.  Buyers have more information at their fingertips these days and are far more educated.  You need to make sure that you as the Seller are happy with the price but not too high that it discourages Buyers.
• Understand the market – this is the reason that you get a real estate agent to show you what is happening in the market so that you know where your property sits.  
• Three P’s – Price, Presentation and Process – we have already dealt with the first two, so that last one is the sale process.  Once again that is where the agent helps, but it is about getting good photography, listing in the right places (realestate.com) and you have the recipe for selling success.

These are all great tips and something that really applies any time you are listing a property for sale.
