I think that everyone knows that prices have gone up in the last 5 years, but by how much?

Here are the latest figures published by realestate.com on 19 March 2025 for a selection of areas around the Lockyer Valley.

Gatton: Median sale price $530,000 – price increase 2020-2025 86% - price increase 2015-2020 7%

Laidley: Median sale price $513,000 – price increase 2020-2025 112% - price increase 2015-2020 1%

Forest Hill: Median sale price $687,000 – price increase 2020-2025 175% - price increase 2015-2020 n/a

Withcott: Median sale price $810,000 – price increase 2020-2025 86% - price increase 2015-2020 16%

Helidon: Median sale price $518,000 – price increase 2020-2025 87% - price increase 2015-2020 16%

Plainland: Median sale price $745,000 – price increase 2020-2025 114% - price increase 2015-2020 7%

Kensington Grove: Median sale price $835,000 – price increase 2020-2025 82% - price increase 2015-2020 24%

Lowood: Median sale price $577,000 – price increase 2020-2025 142% - price decrease 2015-2020 -7%

The biggest performers seem to be Forest Hill and Lowood, with Lowood turning a negative into a big positive.

Most commentators are predicting price falls over the next few years.  I believe that while prices may steady, I do not think that they will fall and when we get closer to the Olympics, prices will rise again.
